At 997 square feet, the Sedge Cottage provides well-daylit living space, essential storage, flexibility, and two covered outdoor porches. Within its compact form, the design features three bedrooms and two baths, a galley kitchen with a peninsula, and ample storage. Southern light streams through the generously sized windows, making the space feel instantly welcoming and bright. The bedroom and 3/4 bath on the main level may work well as a guest room, a work-from-home office, or for an aging parent.

The ceilings soar in the two upstairs bedrooms that also face south and overlook the spacious backyard.

The design is under the height limit and can fit on the smallest lots, around trees, or on sloped lots, with space for adjacent parking if desired. The front porch clearly marks the entry of the accessory dwelling.

Green Design:  4-Star Built Green, with details for reduced air infiltration, energy-efficient heating, cooling, and water heating systems, passive solar heat gain in window/shading in summer, low-VOC finishes, no fossil fuel appliances, and all LED lighting.
