MOUNTLAKE TERRACE, WASHINGTON

Designed to be built in two phases, Tiny Treasures will provide four classrooms for toddlers and pre-school age children on an urban site in Mountlake Terrace.

The site—located on the border between the cities of Mountlake Terrace and Lynnwood—requires a complicated entitlements process due to utilities and site access being split between two jurisdictions. CAST is currently assisting Tiny Treasures to navigate the City’s Conditional Use process with a team that includes a Civil Engineer, a Traffic Planner, and a Land Use Attorney. The Owner plans to break ground on Phase 1 in 2024.

One of the key parameters of the design is to allow the construction of Phase 2 while maintaining uninterrupted operation of Phase 1. Phase 2 can be constructed on two sides of the initial structure without disrupting its use until the final weeks, when the original lobby and support spaces are converted into a central circulation zone for the full buildout.
